Georgia homestead exemption
- Georgia's standard homestead exemption takes $2,000 off a home's assessed value for county and school taxes, except school taxes levied by cities and taxes for bond debt.
- Georgia assesses property at 40% of fair market value, and the exemption comes off that assessed value.
- The floating homestead exemption limits the yearly increase in a home's taxable value to inflation where the local government did not opt out for 2026; from January 1, 2027 it applies statewide, with 2026 values as the base.
- You must own and live in the home as your legal residence on January 1, and apply by April 1 or before the 45-day appeal period on your assessment notice ends.
This is the property tax homestead exemption, not the homestead exemption that protects a home from creditors in bankruptcy.
Georgia property tax questions
How much is property tax in Georgia?
Georgia's effective property tax rate is 0.794%: owner-occupiers paid a median $2,341 a year on homes with a median value of $303,300. On a $300,000 home, that rate comes to $2,382.00 a year.
Which county in Georgia has the highest property tax?
Dougherty County, with an effective rate of 1.2%; Twiggs County has the lowest, at 0.348%. On a $300,000 home that is $3,600.00 a year in Dougherty County and $1,044.00 in Twiggs County.
Does Georgia have a homestead exemption?
Georgia's standard homestead exemption takes $2,000 off a home's assessed value for county and school taxes, except school taxes levied by cities and taxes for bond debt. The calculator does not subtract it: the rates already reflect the exemptions owners received.
Why might a Georgia tax bill differ from this estimate?
The rate is what owner-occupiers in Georgia paid on average in 2020 through 2024, as a share of their homes' value. An actual bill depends on the home's assessed value, the levies where it sits and the exemptions its owner claims.
What the calculator leaves out
- The rate is the total real estate tax owner-occupiers reported paying divided by the total value they reported for their homes, not a tax rate set by law.
- The rate already reflects the exemptions, caps and credits typical owner-occupiers received, so the calculator does not subtract a homestead exemption again.
- An actual bill depends on the home's assessed value, the levies where it sits and the exemptions its owner claims.
- Survey estimates for small counties have wide margins of error.
Rates and medians are American Community Survey 2020-2024 5-year estimates: taxes owners paid in those years, not 2026 bills.
